Europe Faces Soaring Housing and Rent Costs

Europeans are increasingly confronted with rapidly rising housing prices and rents.
Following the 2008 Global Financial Crisis, the housing situation evolved into a continent-wide social emergency, a trend that worsened significantly after the COVID-19 pandemic.
Since 2015, housing prices have surged by 60.5%, while rents have increased by 28%.
Price-to-income ratios now often exceed 8 to 10 years of gross salary, reaching as high as 12 to 15 years in the most expensive European capitals.
In high-demand cities, residents are required to spend approximately 30% to 40% of their income on rent, with a growing share of younger tenants already exceeding this threshold.
Housing demand continues to rise due to urbanization, population growth in cities, migration within the European Union, and an increase in smaller household sizes. As more people compete for housing in the same urban areas, supply has failed to keep pace with demand.
